These terms describe the BetaSearch commercial-property intelligence service, how information is handled, how valuation conclusions are produced, and how third-party source concerns are reviewed.
Effective September 6, 2026. These launch terms should be reviewed by BetaSearch counsel as the product, jurisdictions, and data providers expand.
Terms of Use
BetaSearch provides automated commercial-property intelligence and valuation analysis for informational and decision-support purposes. By purchasing or using the service, you agree to use the results lawfully and to independently evaluate material decisions.
A standard purchase covers one identified commercial property and the BetaSearch valuation/report generated for that property. The report may include Sales, Income, and Cost approaches only when the available evidence supports them.
BetaSearch may decline, limit, retry, or refuse a valuation when evidence cannot be verified, when the property cannot be identified reliably, when required research cannot be completed safely, or when the deterministic valuation controls do not support a conclusion. Any retry or refund option presented in the checkout or failure flow governs that order.
You may use your purchased report for your own lawful business, ownership, investment, acquisition, disposition, brokerage, or diligence purposes. You may not use BetaSearch to violate law, misrepresent a report as a licensed appraisal, interfere with the service, bypass access controls, or systematically extract BetaSearch content to build a competing database or service.
BetaSearch does not promise that every public record, transaction, listing, market statistic, or third-party page is complete, current, error-free, or continuously available. The service is provided on a best-available-evidence basis, subject to the controls described below.
Privacy
BetaSearch may collect information you provide to order and receive a report, such as a property address, email address, transaction/order identifiers, and support communications. BetaSearch may also collect ordinary technical information needed to operate, secure, diagnose, and improve the service.
Payment-card processing is handled through BetaSearch's payment processor. BetaSearch does not intentionally require or store full payment-card numbers in its application database.
BetaSearch may use service providers for hosting, database infrastructure, payments, email delivery, security, analytics, and AI-assisted research. Those providers receive information only as reasonably necessary to perform their functions, subject to their applicable agreements and controls.
BetaSearch uses order and research records to deliver reports, maintain auditability, prevent abuse, troubleshoot failures, support customers, and improve reliability. Retention may vary by record type and legitimate business, security, contractual, and legal needs.
BetaSearch does not sell personal information to advertisers. Requests concerning access, correction, deletion, or other privacy rights may be submitted through the support/contact channel shown in your order communications or on BetaSearch. Rights vary by applicable law and may be subject to permitted exceptions.
No online service can guarantee absolute security. BetaSearch uses reasonable technical and organizational safeguards appropriate to the service and seeks to minimize collection of information that is not needed to operate it.
Data Sources & Methodology
BetaSearch separates research from valuation authority. AI-assisted research may discover public records, original owner or broker materials, transaction reporting, market research, and other public evidence. Research does not set the final valuation.
BetaSearch applies source-eligibility and provenance controls before evidence can become valuation authority. Known restricted sources are not accepted as authoritative customer-facing support. Unknown sources may be used as discovery leads, but they are not permitted to serve as the sole authority for a material valuation fact until independently cleared or corroborated by eligible evidence.
Where an ineligible source and an eligible independent source support the same fact, BetaSearch may retain the fact using the eligible provenance and remove the ineligible source from authority. If acceptable support does not remain, the fact may be downgraded, omitted, or sent through bounded targeted research rather than silently assumed.
Subject facts and market evidence may be labeled sourced, derived, estimated, or unsupported. BetaSearch's deterministic valuation engine controls comparable eligibility, grading, selection, weighting, Sales math, Income math, Cost math, approach supportability, reconciliation, final value, range, and confidence.
Public-record availability differs by state, county, municipality, and property type. BetaSearch may use reusable local/public-data resolvers where appropriate, but those adapters normalize evidence into the same national valuation framework; they do not create property-specific valuation rules.
Valuation Disclaimer
BetaSearch is not a licensed real-estate appraisal, appraisal review, broker price opinion, environmental assessment, engineering report, title report, survey, legal opinion, tax opinion, accounting opinion, or investment recommendation.
BetaSearch estimates market value from the evidence reasonably available to the service as of the stated valuation date. Actual transaction prices may differ materially because of property condition, leases, concessions, financing, title, environmental matters, zoning, redevelopment potential, tax benefits, portfolio considerations, buyer/seller motivations, or facts unavailable to BetaSearch.
Do not use a BetaSearch report where a law, lender, investor, court, tax authority, regulator, fiduciary process, or institutional policy requires a licensed appraisal or another professional opinion. Material decisions should be confirmed with appropriate qualified professionals and primary records.
Third-Party Rights & Source Review
Third-party names, trademarks, websites, records, reports, and content remain the property of their respective owners. Reference to a source does not imply sponsorship, affiliation, endorsement, or a license beyond the rights actually available for the relevant use.
BetaSearch is designed to use factual evidence while respecting source restrictions. A source-rights classification may allow, limit, quarantine, or block evidence from valuation authority. Source eligibility can change as terms, access conditions, licenses, law, or product use change.
If a rights holder or data provider believes BetaSearch has displayed or relied on material inappropriately, it may submit a notice through the BetaSearch support/contact channel identified on the site or in order communications. A useful notice should identify the source, affected report or page, the material at issue, the claimant's relationship to the material, and the requested action.
BetaSearch may preserve relevant logs, temporarily restrict a disputed source, investigate the provenance, replace or remove a citation, and re-evaluate affected evidence. A factual conclusion may remain if it is independently supported by eligible evidence after the disputed source is removed.
