Who we are
BetaSearch draws on 35 years of experience in technology, finance and commercial real estate.
Our founder's background includes a computer science degree from Rutgers University in New Jersey, additional studies in finance, securities brokerage, commercial real estate appraisal, and software development for Fortune 500 companies.
The journey began with handheld technology and evolved through recruiting platforms, résumé databases and matching software. A common thread connected those projects: helping people turn information into useful decisions.
Today, that experience shapes BetaSearch—a practical research tool for homeowners and commercial property owners. AI provides a starting value, researched assumptions and an explanation. An editable worksheet lets you examine the evidence, adjust the assumptions and reach your own conclusion.
We believe property research should be understandable, accessible and open to questions. You should be able to see what supports an opinion and decide whether it makes sense for your property.

For an existing order, include the property address, the email used at checkout and your receipt or order number, if available. Please do not send full payment-card details.

Commercial reports are $19.99 per property. Homeowner reports are $9.99 per home. Each is a one-time purchase, with checkout handled by Stripe.
Common questions
Where is my report?
When research is complete, BetaSearch emails your report link to the address used at checkout. Check your inbox and spam folder, and look for the report in the browser where you completed your purchase.
Can I change the assumptions?
Yes. Review the comps, edit worksheet inputs and choose your conclusion. The original AI opinion remains separate from your changes. Use the report's Share and PDF controls to keep or share your work.
Is this a licensed appraisal?
BetaSearch provides property research and an adjustable worksheet. It is not a licensed appraisal and does not replace one when a lender, institution or law requires it.
What is your refund policy?
We do not offer routine refunds for a change of mind or disagreement with a delivered value opinion. We review unusual circumstances individually. Existing failed-report refunds and rights required by law still apply. See our refund policy or email us for help.
